It is in need of a lot of repairs, however once fixed has potential to bring in well over 2k per month. The main issue is the front foundation wall, it is partially repaired. With some updating and needed repairs, I personally believe it could average 650 per month per unit or more. This apartment house needs a lot of work. My estimation is 40-60k to gut and fix it up. So ball park 85-90k but it's worth over 100k and with it full of tenants can be then sold has a business has well. The property is grandfathered in had a multiple family home, so that is a huge benefit. It will need a lot of work !! The price reflects this. It is not currently livable.. I am open to cash offers. Wholesalers skip me please.
